In-house designers produce the drawings and hydraulic calculations, then carry them through code review with the AHJ before anyone cuts pipe.

Systems

The systems we install.

Every system type a Maryland building is likely to need, designed and installed by the same crew. If your drawings call for something not on this list, ask.

  • Wet-pipe

    Water-filled piping that discharges from the head nearest the fire the instant it opens. The standard system for any heated building.

  • Dry-pipe

    Pressurized air holds the valve shut until a head opens, so parking garages, attics and unheated warehouses can be protected without freezing.

  • Preaction

    Water enters the pipe only after detection confirms a fire, for data rooms, archives and anywhere accidental discharge would be its own disaster.

  • Deluge

    Open heads and a deluge valve flood an entire area at once for high-hazard occupancies and fast-spreading fires.

  • Antifreeze

    Listed antifreeze solution in exposed branch lines where a dry system is impractical, such as loading docks and covered entries.

  • Foam-water

    Foam concentrate mixed into the water supply to smother flammable-liquid fires in fuel storage, chemical and industrial hazards.

  • Water-spray fixed systems

    Directional nozzles that cool and protect specific equipment such as transformers, tanks and conveyors.

  • Standpipes and hose stations

    Hose connections on every floor so firefighters can attack from inside tall or large buildings, with reels, racks and cabinets where required.

  • Fire pumps and booster pumps

    When the municipal supply cannot deliver the pressure a system needs, a pump makes up the difference. We size, install and test them.

  • Residential 13D

    Life-safety systems for one- and two-family homes, often fed from the domestic water line, and required on every new Maryland home since 2015.

Maryland sprinkler law

Building in Maryland? Sprinklers are required.

Since 2015

Maryland has required automatic fire sprinklers, designed to NFPA 13D, in every newly constructed one- and two-family home statewide.

It is not optional and it does not vary by county. Every new single-family house, duplex and townhouse built in Maryland needs a sprinkler system before it can be occupied, and the system has to be designed, permitted, installed and tested by a contractor who knows the standard.

Blazeguard designs and installs 13D systems for individual homeowners and production builders. We coordinate the permit with your county inspectors, install around your framing and drywall schedule, and handle the final flow test and sign-off so your certificate of occupancy is not held up by the sprinklers.

How a project runs.

Four steps, in order, with a written document at the end of each one. You always know where the job stands.

    Site visit and quote

    We walk the site or review your plans, confirm the water supply and the hazard, and send a written quote. The price in that quote is the price.

  2. 2

    Design and permits

    Our designers produce the drawings and hydraulic calculations and submit them to the county. We handle plan-review comments until the permit is issued.

  3. 3

    Installation and inspection

    Our own fitters install the system on your schedule, and we meet the inspector for the rough-in and hydrostatic inspections.

  4. 4

    Testing, sign-off and ongoing maintenance

    Final flow test with the fire marshal, acceptance paperwork, then annual inspections and 24/7 service for the life of the system.
